The Denver real estate market continues to change and so does the way buyers find homes for sale. Back in the day there was the hard copy MLS binder each real estate office had where your trusty agent would flip through the pages and find homes that fit your needs. Today 89% of buyers are searching for homes online. In my commitment to maximize my seller’s exposure to interested buyers I have added some cool new tools to my listing marketing program for 2011 to ensure we get the maximum interest for your home. The highlights are:
1. Custom Domain Name for EVERY Listing
www.youraddress.info – Now every listing gets a custom domain that points to the virtual tour site. This makes it easier for buyers to get to the tour instead of a long complicated domain. Want to see one in action, click on www.4100albion.info now!
2. Mobile Website For Buyers
Not only are most buyers looking for your home online, many are searching from their Iphone/Android/Blackberry etc. The custom URL as I described above will be on the flier and signs. It automatically detects if they are on a mobile browser, and if so, redirects them to the mobile version of the tour. Now buyers driving through the neighborhood can:
– Find your home, get directions and a map
– Connect with me in one “click” to get details and make an appointment
– See property details, virtual tour, pics, and more!
– See it in action. Go to www.4100albion.info from your mobile browser now!
3. Video Tours on YouTube
I’ve launched a YouTube Channel for Denver Metro Real Estate. My seller’s homes will now have a video tour in addition to the virtual tour. See video tour of one of my Denver CO Homes For Sale now. This helps maximize the exposure of your home and showcase your home in a professional manner. We can also track the number of views and viewers can comment on your home too. What a great tool for relocation buyers or folks that want to show the home to friends & family out of state!
4. QR Codes on Fliers & Print Ads
Have you seen these unique bar codes around? They are called QR codes. By scanning it with the camera on your web enabled smartphone you will be taken directly to a specific web page. It eliminates having to type a URL into a mobile keyboard which can often be difficult and time consuming. Smartphone users can simply install a free QR code reader from their app store and off you go! It’s a technology that has been used in Asia for many years but it’s just taking off here in the US. You will soon see (if you haven’t already) advertisers placing them on billboards, hoping passers by will scan the code with their phone and go to a specific web address for those targeted consumers. In real estate, I’m putting them on all print material for our listings directing buyers to your video tour or to a custom built page depending on the goal of our campaign. They won’t be for everyone, but for the techy’s we are keeping up with them and they appreciate that – having the info instantaneously in the format they want. More buyers = better chance of getting your home sold and for a higher price!
