In a recent survey of Realtors nationwide, 60% Sixty percent of agents advise their clients to list a home during the holidays because it’s a good time to sell.
Why could the holidays be a good time to sell? 79% of the agents surveyed said that more serious buyers come out during the holidays, and 61% say less competition from other properties make it a great time to sell.
Why Are The Holidays a BAD Time To Sell: The biggest hurdles sellers face during the holidays are keeping the home ready to show (clean and staged), accommodating showings when they often have company and events planned at home, winter weather conditions and buyers’ vacation schedules resulting in fewer buyers.
My Take
In the past I used to lean towards the 40% who say it’s NOT a great time to sell. In addition to the reasons above, critical vendors like inspectors, title closers, lenders, and underwriters are often on vacation or on a part time schedule. This makes putting all the pieces together for smooth & on time closing challenging.
BUT…..this year inventory is still super low. I believe that serious sellers willing to price competitively and have their home in show ready condition may have an advantage this Holidays season when there will be even fewer homes for sale (competition). It’s very likely we will see more homes for sale after the holidays which means more competition for home sellers. We still have a strong employment market here in CO and companies continue to bring in new hires from out of state….these relocation buyers are motivated and often well qualified. These are ideal buyers for sellers and are often searching when they have time off during holiday vacations/break.
My general advice is this: If you are considering selling, get your home listed NOW or lets get a plan together so we can hit the ground running in January and beat other sellers to the market.
